Mortgage guidance for the self-employed and company directors
Getting a mortgage when you are self-employed or run a company is harder than it should be. We make sure your paperwork tells the right story.

Lenders assess company directors and sole traders differently from employees, and the way your accounts are presented can make the difference between an approval and a decline. We prepare the evidence lenders ask for, explain how the main options compare, and introduce you to an independent, FCA-authorised mortgage broker when you are ready to apply.
Who this is for
- Company directors
- Sole traders and contractors
- Landlords and buy-to-let investors
- First-time buyers who are self-employed
- Business owners buying commercial premises
What is included
- SA302 tax calculations and tax year overviews from HMRC
- Accountant’s certificates and references in the formats lenders ask for
- Explaining how lenders look at salary, dividends and retained profit for directors
- Buy-to-let: how rental income is taxed and whether to hold property personally or through a company
- Remortgaging: timing it around your year end and having the right figures ready
- Commercial property finance: preparing the accounts and projections to support a business case
Simple to start, simple to keep going.
Tell us what you are planning and when. We will review your last two or three years of figures, flag anything a lender might question, and prepare the documents. For the mortgage itself we introduce you to an FCA-authorised broker, who recommends and arranges the product, and we supply them with the figures they need.
Can you recommend a specific mortgage product?
No. Recommending or arranging a regulated mortgage must be done by an FCA-authorised adviser. We will introduce you to one and provide the financial evidence they need.
What documents do lenders usually ask self-employed applicants for?
Typically two to three years of accounts or tax calculations (SA302s) with tax year overviews, recent bank statements and, for directors, an accountant’s reference. We prepare all of these.
Should I buy a rental property through a limited company?
Sometimes. It depends on your income tax rate, mortgage costs, how long you plan to hold the property and whether you reinvest the income. We will set out the tax position both ways before you decide.
